Change orders, Manage your PCO’S…

Can you smell what I am cooking? 1 ½” thick specified pipe insulation materials and the mechanical contractor is using the “cheap” valves. They don’t have the isolation valve handle extensions. It’s a below ambient mechanical system. When I hear that it makes me cringe! You contact your prime contractor (who is getting your money before you do), this is your customer. Does this sound remotely familiar “Make it work, do the best you can”…stop me if you heard this before.

So let me sum this all up. You work for the mechanical contractor, they saved money by buying the “cheap” valves. It’s chilled water and there are 700 of these things. Do you have to warranty this? Facilities and maintenance personnel…

When you respond to a work order for a wet ceiling tile you have to be prepared for anything. In many institutional facilities there are standard operating procedures for wet ceiling/leak notification. The first step is to find the source and stem the leak. Facilities departments then have a short window to repair the water damage. These repairs are costly and the possibility of mold formation is not an acceptable risk for patients, students or staff. Many times the maintenance staff is able to identify the problem, a condensation leak from a valve handle, in line pipe apparatus or control.
